Mold is one of the most common—and most contested—issues in a rental, often turning into a standoff over what caused it and who's responsible. Our licensed inspectors set that argument aside and focus on the facts: where mold is present and which underlying moisture sources are feeding it. You receive a detailed report, and if cleanup is needed, a protocol/scope of work a remediation company can follow. Because we only inspect and never remediate, both landlord and tenant get an impartial record with no conflict of interest behind it.
Lead
Lead carries real legal weight in rental housing, particularly in units built before the paint ban, and it's a serious health risk where young children live. Our EPA-certified inspectors test paint, water, and soil, using either a Lead Hazard Analysis or a more comprehensive XRF inspection that checks every layer of every painted surface. We're also licensed for clearance testing, which confirms residual lead dust falls within standards after an abatement project wraps up—useful whether you're documenting a completed job or verifying one before moving in.
Odor Intrusion
A smell with no obvious source—drifting cooking odors, something musty, fumes from an adjacent unit—can quickly sour the relationship between a tenant and a landlord. We inspect to locate where the odor originates and identify ways to keep it from migrating in. For either party, our neutral findings turn a he-said-she-said complaint into something documented and actionable.
Moisture Intrusion
Water that gets in through a leak, condensation, or a failure in the building envelope often sparks a dispute over its origin long before anyone agrees on a fix. Using infrared cameras and moisture meters, we read behind tile and other hidden surfaces to trace water to its most likely source. Pinning down where it's actually coming from lets both sides deal with the cause instead of arguing over the symptoms.
Tobacco & Marijuana Smoke
Secondhand smoke seeping between units is an increasingly frequent complaint in shared buildings, and it's notoriously difficult to prove. We test the indoor air to detect and document the presence of tobacco or marijuana smoke. That objective verification gives a tenant grounds to raise the issue and gives a landlord what they need to enforce lease terms fairly.
Compliance
Rental properties in New York and New Jersey fall under a range of environmental rules, and gaps can expose either party to legal and financial risk.
